Living in Benicàssim

Benicàssim is a seafront town in Castellón province, known for the Belle Epoque villas along its shore and for its municipal festival ground. For a buyer the most useful fact is comparative: Benicàssim is dearer per square metre than Peñíscola and Oropesa del Mar, and a much smaller share of its residents is foreign than in either. It is a Spanish town first and a resort second.

The Censo Anual counted 20,586 residents at 1 January 2025, more people than either Peñíscola or Oropesa del Mar, with about one in seven holding a foreign nationality. At Peñíscola the share is roughly three in ten; at Oropesa del Mar it is about two in five. The largest foreign group here is Romanian, at over a thousand people, followed at a distance by Italians, Ukrainians, Colombians and French; British residents number about a hundred and ten.

On Idealista's July 2026 report the municipal price rose by roughly a seventh over the year, yet it still sits about a sixteenth below its April 2009 peak. Coverage, though, is thinner here than at Peñíscola or Oropesa del Mar: eight districts are listed but only four carry a price, and one of those, Curva, has no published annual change. Idealista also revised its methodology in July 2026, so every annual figure spans that change.

  • A railway station of its own, on line C6

    Adif's departure board for 31 August 2026 shows Regional, Regional Expres and Rodalies R16 services toward Valencia Estacio del Nord, Barcelona Estacio de Franca, Vinaròs and Tortosa. Peñíscola, by contrast, has no station at all.

  • The Belle Epoque villas of the seafront

    The official tourism site catalogues 51 villas from the late nineteenth and early twentieth centuries, 19 of them signposted for visitors and four carrying full legal protection. They give the older seafront a documented, protected character.

  • A larger population than Peñíscola or Oropesa

    At 20,586 residents on the Censo Anual at 1 January 2025, Benicàssim has more people than either Peñíscola or Oropesa del Mar, and about six in seven of its residents hold Spanish nationality.

  • Assigned to Castellón's main university hospital

    The reference hospital, as officially assigned by the Generalitat, is the Hospital General Universitario de Castelló, in Departamento de Salud 02. The assignment is published, not our estimate of which hospital is nearest.

  • Prices remain below the 2009 peak

    Despite rising by roughly a seventh in the year to July 2026, the municipal price still sits about a sixteenth under its April 2009 maximum, so a buyer today is not paying a record.

The case against

  • Dearer per square metre than Peñíscola or Oropesa

    Per square metre, Benicàssim's advertised prices on Idealista's July 2026 report are higher than either Peñíscola's or Oropesa del Mar's. A buyer led by budget will do better in either of them.

  • Idealista prices only four of eight listed districts

    That is thinner coverage than Idealista gives either Peñíscola or Oropesa del Mar. One priced district, Curva, carries no published annual change figure, so year-on-year comparison there is not possible.

  • No climate normals measured in the municipality

    AEMET's only normals station in Castellón province identifies itself as being in Almassora, a different municipality, so this page carries an empty climate block rather than a borrowed table.

  • Annual price figures span a methodology change

    Idealista revised its method in July 2026, the current data month, stating it was applied retroactively where a country's series required it, to preserve comparability. Whether Spain's series was restated is not said.

  • A small foreign community by coastal standards

    About one in seven residents hold a foreign nationality, and the largest group is Romanian. Buyers wanting a ready-made international or British scene will find Benicàssim noticeably more Spanish than Peñíscola or Oropesa del Mar.

Where you might be better off elsewhere

Benicàssim suits a buyer who wants a mostly Spanish town with a station on the line to Valencia and Barcelona, and who will pay more per square metre for it than in Peñíscola or Oropesa del Mar. It suits fewer people than its reputation suggests. If budget leads, Oropesa del Mar is cheaper per square metre, has its own station on the same C6 line, shares Benicàssim's health department and reference hospital, and has a far larger foreign community, about two in five residents. Peñíscola is cheaper again and carries real history, a walled old town declared a Conjunto Historico in 1972 around a castle protected since 1931, but it has no railway station; the stop named Benicarló-Peñíscola is in Benicarló. For a city rather than a resort, Valencia offers a climate record measured inside the municipality, Idealista prices for sixteen of its nineteen official districts, and Renfe's Cercanías planner lists four stations in the city. And if an established British community matters to you, British residents are not among the twelve largest foreign nationalities in any of these four places.

Yes. Benicàssim station, Adif code 65318, sits on Cercanías line C6, confirmed on Adif's own departure board for 31 August 2026 and on Renfe's planner. Services that day were Regional, Regional Expres and Rodalies R16 trains toward Valencia Estacio del Nord, Barcelona Estacio de Franca, Vinaròs and Tortosa. Note that Peñíscola has no station of its own; the stop named Benicarló-Peñíscola is in Benicarló. We publish no journey times or frequencies because no source in our research supports them.

We do not print a climate table for Benicàssim, because no weather station in the municipality publishes long-term climate normals. AEMET's normals product offers exactly one station for the whole of Castellón province, and that station identifies itself as being in Almassora, a different municipality. Are there schools in Benicàssim?+
Nine education centres are registered in the municipality on the Generalitat's official register: six public, two private and one privado concertado. They include two public infant and primary schools, a public secondary institute, two first-cycle infant schools, a private school covering infant to secondary years, an adult education centre and a private music school. Valencia city, by comparison, registers 485 centres, including five foreign private schools.
What are the costs of buying property in Benicàssim?+
When buying property in Benicàssim, budget for property transfer tax (ITP) of 9% up to 1.000.000 € (11% above that, each band taxed at its own rate, as with income tax), plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Comunitat Valenciana rather than nationally, and reduced rates can apply for main homes and younger buyers.

No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Benicàssim no longer leads to residency. Ask an immigration lawyer which route fits your situation before you buy.
